Track revenue, channel commission, expenses, and profit by short-term rental property to make clearer operating decisions.
Start with property-level records
For each property, keep revenue from stays, channel commissions, operating costs, and owner payouts distinct. Compare equal periods so seasonal swings do not hide the real result.
Review by property and period
A portfolio total can hide a weak property or an unusually expensive month. Property-level reporting gives managers a clearer basis for pricing and investment decisions.
Use data for the next action
The value of a report is the decision it supports: change a rate, review an expense, adjust channel mix, or plan a maintenance task. Keep the report focused on actionable figures.
How Aplus PMS supports the process
Aplus PMS connects reservations, guests, channel availability, payments, check-in, and housekeeping in one operating workflow. The team works with current information instead of manually reconciling separate tools.
Calculate the result for each property
Start with accommodation and additional-service revenue. Deduct channel and payment commissions, cleaning, laundry, supplies, repairs, utilities and the relevant owner or operator payment. Record each cost against the property and stay it belongs to. Turnover alone cannot show whether a well-occupied apartment is profitable.
Do not confuse cash flow with profit
An advance payment collected today may pay for a stay next month. Refunds, taxes and recurring costs also need the correct period. Keep payment status visible, but compare income and expenses for equivalent dates before drawing conclusions about performance.
Compare properties on equal terms
Review margin, revenue per available night and cost per occupied night alongside absolute profit. Seasonality, apartment size and length of stay affect those figures. Compare the same periods and investigate why a property with high occupancy may still produce a weak result.
Turn the report into an action
Reconcile payments, refunds, commissions and open expenses each week. Every month, look for rising channel costs, falling profit despite higher occupancy or cleaning costs above plan. Each signal should lead to a specific decision about rates, minimum stay rules, sales channels or operating standards.
