Why turnover is not profit and which figures owners and managers need to review each property clearly.
Separate revenue from result
Revenue does not include all the costs required to deliver a stay. Track channel commission, cleaning, utilities, maintenance, taxes, and other property expenses alongside payments.
Review by property and period
A portfolio total can hide a weak property or an unusually expensive month. Property-level reporting gives managers a clearer basis for pricing and investment decisions.
Use data for the next action
The value of a report is the decision it supports: change a rate, review an expense, adjust channel mix, or plan a maintenance task. Keep the report focused on actionable figures.
How Aplus PMS supports the process
Aplus PMS connects reservations, guests, channel availability, payments, check-in, and housekeeping in one operating workflow. The team works with current information instead of manually reconciling separate tools.
Build a simple property-level profit calculation
Start with accommodation and additional-service revenue. Deduct OTA and payment commissions, cleaning, laundry, supplies, repairs, utilities and the agreed owner or operator payment. Keep each item linked to the correct property and stay. A full calendar is not proof that an apartment makes money.
Separate payment timing from the result
An advance payment can arrive in one month for a stay in another. Refunds and recurring costs also need to be assigned to the period they relate to. Reconcile cash movements, but compare income and expenses for equivalent stays before calling a month profitable.
Compare properties fairly
Use margin, revenue per available night and cost per occupied night alongside total profit. Compare the same dates and account for seasonality, property size and stay length. Otherwise a larger apartment in a peak month will always appear stronger than a smaller one in a quiet period.
Act on the exceptions
Review payments, refunds and open expenses weekly. Look for rising commission share, cleaning costs above plan or occupancy that increases while profit falls. Use the result to adjust rates, minimum-stay rules, channel mix or the operating standard.
